Booking Terms & House Rules

These terms apply to direct bookings made through this website for Villa Emma in Sivota, Lefkada, Greece. Submitting a request does not by itself create a confirmed reservation.
Booking process
Select your dates and submit a request. We check availability and confirm or decline by email, normally within 24 hours. A reservation is confirmed only once we send written confirmation.
Prices & payment
The total shown is calculated from the nightly rate for your dates plus a one-off cleaning fee, in euros (€). Seasonal rates and a minimum-stay requirement may apply. Payment terms and any deposit are arranged directly with the owner on confirmation.
Cancellation
Specific cancellation conditions are provided with your confirmation. Please request changes or cancellation as early as possible by email.
Occupancy
The villa is let for a maximum of 6 guests. The number of guests must not exceed the figure in your confirmed booking without prior written agreement.
Check-in / check-out
Check-in is from 16:00 and check-out is until 11:00. Other times may be possible by prior arrangement.
House rules
No smoking indoors. No parties or events. Please respect the neighbours and keep noise low at night, use the pool responsibly (children must be supervised), and leave the villa in reasonable order. Pets only by prior agreement.
Liability
Guests are responsible for their own safety and belongings and for any damage caused during the stay. To the extent permitted by law, our liability is limited to the value of the booking.
Governing law
These terms are governed by Greek law, and any dispute falls under the jurisdiction of the competent courts of Lefkada, Greece.
